TERMS AND CONDITIONS
Pricing: On application
- Purchase 50-year sub-lease
- Existing buildings on specific plot
- Existing OSE / FFE
- Revenue share applies to gross room revenue generated directly by the guests of the Residence Unit (net of applicable taxes and service charges)
- 50 / 50 share fixed for the term of the Letting Lease
- All OSE / FFE is the property of the private owner and forms part of the initial sales agreement
- Thereafter, the OSE / FFE within the Residence unit is entirely at the discretion of the private owner, who also bears the responsibility for the repairs and replacements
Exclusivity of the Letting Agency
- It is not a condition of sale that the Residence unit be put back in the Letting pool
- Should the private owner elect to let Residence unit on a short stay basis, it is a condition of sale that the CHR-Amilla be appointed as the exclusive Letting agent for the Residence unit
- Private owners cannot let their Residence unit themselves
Private Owners use:
- Private owner is granted 60 room nights per annum to utilise their Residence unit (no single continuous stay to be greater than 30 nights)
- Booking to be made 30 days in advance
- Private owner bookings cannot displace existing and confirmed future bookings
- Any room nights requested in excess of the 60-day allowance will attract a room rate fee commensurate with the prevailing industry rates applicable to the Residence unit types
Caretaker and Strata Management Agreement:
- USD 25,000++ per plot per year to cover: Sinking fund | Administrative Fee | Scheduled works
* Non-scheduled works will attract an hourly fee and be quoted by the Manager and / or their agents on a work order basis
